    Houses are selling.

     

    I said it.

     

    Believe it or not our market is actually doing ok. Sure its not as fast paced as some markets and its not as slow as some markets either. But homes are selling. There have been some lessons learned by every Real Estate Agent in our area. Tried and true methods are effective and still work. Pricing came to be one of the more critical factors in determining whether a house was sold or not. Trying to convey this message to our clients was crucial. It seems like hardly anyone was ready but we are making it. We worked together and got the job done.

     

    The market might stay like this for some time. Maybe prices will have to come down another percent or so. Its really hard to say exactly where we are at. But there is value to be found.

     

    The majority of people selling their homes are also “moving up” in price point. What this means is the house they are selling is valued less than the home they are buying. If this is the case with you then think of it like this: if the house you are selling is valued less so is the house you are buying. If percentages hold true a 1% lower sale price on a $100,000 home equals only $1000. While moving up to a $200,000 house means that you have saved $1000 off the price tag as well.

     

    If you are selling your home and moving the other way, for instance if you are downsizing, chances are you have built up some equity in your home. Sure you might have got a higher sales price a couple years ago but no one can perfectly predict the market. You might be selling your home for less today but it can hardly be a loss. I always hear that people are taking a loss. How so? You haven’t really lost anything. Even if you bought a home last year and now you are selling it for less that what you paid for, is that really a loss? Since when are we living in homes for free? If you look at your house payment as if it were paying rent maybe you can see things a bit differently. It has to cost something to live somewhere. On top of that you probably got some great tax breaks for home ownership that you might not have gotten if you were renting.

     

    Its all about perspective.
